• Data Analytical Tools for Appraisers- This post was geared toward appraisers and described many of the different analytical tools that are available to appraisers.  Real estate appraisers continue to analyze the data that is available in their markets.  Many think that because there is so much data available that appraisers will no longer be necessary but these are tools.  You need the human expert to analyze the tools.  The best experts in real estate markets are the local appraisers.  This was a compilation of different tools available for appraisers with many guest writers.  You can read it here.

• Why Do Appraisers Take Pictures of My Home-  After typing in "why do appraisers" in my google search bar I found this to be the most commonly searched question.  This post answers the question and gives the reasoning behind taking the photos. • Working Together- Is it for You? - This post was written to appraisers or other business professionals that are considering working together with your spouse or family member.  Since we are a husband and wife team we shared a bit about our experiences and how it works for us.  What are some of the benefits?  What are some of the drawbacks?  It doesn't work for everyone.  Do you think it is for you?  Read more about it here.
  

• What Counts as Living Area in an Appraisal?  - This is a very misunderstood topic.  This post shares the different appraisal guidelines that are used in concluding the living area in an appraisal.  Areas below the grade are typically not included in the main living area as well as guest houses or additions that do not have the same quality and construction as the orignal house.   Read the post for more information here.  
  

• DO NOT REMOVE TAG- Attention Manufactured Home Owners -  This post speaks about the different tags, certificates, and labels that are attached to manufactured homes.  They are often times, in fact, just last week we appraised a manufactured home that was missing the HUD tags.  Homeowners often don't understand how important these labels are when looking at selling or refinancing their manufactured home.  You can read more about it here.
