January Newsletter

Each month we send out a newsletter from the DW Slater Company.  I have recently started sharing these on our blog.  This month's newsletter included the Year in Review which was our last blog post along with a featured spotlight on our commercial real estate appraisal services.



Happy 2018! We hope that your new year has started off well!  It seems that we have hit the ground running this month.  For this month's newsletter we wanted to share with you our recent blog post which provides a year in review for 2017.  We cover our main four markets of Dallas, Tarrant, Denton and Collin Counties and we put the data in infographic forms.  The blog post is titled "Up, Up, and Away" as the median sale price has been go up in all markets.  The only current sign of slowing is in Collin County where inventory has increased 25% YoY.  New construction has been strong in Collin County which has contributed to the increase in supply.  Even with this increase in inventory, the supply is still low at 2.1 months for Collin County.   Read Up, Up and Away for all of the market reports for this month.  See below ⬇


As real estate appraisers, we continually watch and analyze real estate markets. We will look at what is happening locally in our markets as well as regionally and nationally. The National Association of Realtors reported in their last report that existing home sales are up 5.6% and reached their strongest pace in almost 11 years. It appears that in many markets throughout the US low inventory has been pushing prices upward. In our local markets in North Texas, we have seen high demand and low inventory push prices upward. The upward trends in our markets began in 2013. At the beginning of 2016, we covered the impacts of Toyota's North American Headquarter, Liberty Mutual, and J.P. Morgan Chase relocating to Collin County bringing 15,000 jobs. With the large population growth in North Texas, we have seen home prices appreciate at a much more rapid pace within the past five years.
