Best Appraisal Blog Posts of 2017
There are some wonderful real estate appraisal blogs that I read. Some are geared towards consumers of appraisals, some to real estate agents, some to real estate appraisers or others in related fields. In 2016 we showcased some of the best appraisal blogs at Top Real Estate Appraisal Blogs. As we finish out 2017, I thought it would be great to highlight some of the best articles of the year. I have included one post from some of the blogs that I follow and I will admit that for some of the blogs it was difficult to choose just one post. Ryan Lundquist's has been writing the Sacramento Appraisal Blog since 2009. This weekly blog answers appraisal related questions and has very in-depth market updates for the Sacramento area. This post addresses the question of who owns the appraisal which is often misunderstood by many. If you don't already subscribe, you will want to. I had a very difficult time deciding on just one post from the Sacramento Appraisal Blog!
2.SHOULD I GET A PROPERTY INSPECTION WAIVER? - BIRMINGHAM APPRAISAL BLOG
Tom Horn writes the Birmingham Appraisal Blog, a weekly blog which is a great resource for consumers of appraisals, real estate agents and those in related fields. The content is always relevant and thorough. Fannie Mae and Freddie Mac, both began allowing what they term as Property Inspection Waivers this year, meaning both refinance and purchase loans would not need an appraisal under certain circumstances. This post shares a great explanation for homeowners and home buyers as well as cautions them on what it would mean to not have an appraisal performed.
3.ANOTHER APPRAISAL WAIVER REQUEST - APPRAISERSBLOGS
Appraisersblogs is a blog that shares news and information for appraisers. This year TriStar Bank from Tennessee requested a waiver from the Appraisal Subcommittee from certain requirements of using an appraisal claiming a shortage of appraisers in their area. Shortly thereafter, City Bank and Trust from Oklahoma also sent a similar request to the ASC sited appraisal shortages. There is much published about these appraisal requests and the banks were flooded with appraisers contacting them in the area that would be willing to appraise for them. The comments in this post are a great read and why this was included as one of my favorite posts of 2017.
4.SOLVING THE HOUSING CRISIS WITH A WONDERFUL IDEA - HOUSING NOTES
My personal favorite Friday read is appraiser Jonathan Miller's Housing Notes. Jonathan Miller is an appraiser in New Year City. He also writes the Matrix Blog, a part of Miller Samuel, Inc. The weekly Housing Notes covers the real estate market in New York and other markets in the US, along with a section he terms Appraiserville covering many aspects relating to the appraisal profession. Jonathan is quoted in and has written for many publications as well as being a frequent guest on Bloomberg TV and Radio. You will find his Housing Notes very informative and witty as you can read in this post which covers a wide range of topics including information about Bitcoin and the TriStar Bank waiver request.
6. TIME IS YOUR FRIEND WHEN VALUING HOMES - YOLO SOLANO APPRAISAL BLOG
Joseph Lynch, an appraiser in California and he writes the Yolo Solano Appraisal Blog covering his market area and general real estate appraisal information. This post is written for appraisers and discusses how when appraising an unusual property with very few similar comparable sales, time can be your friend. Appraising unique properties can be challenging and Joseph shares some of his thoughts and experiences of facing the challenge.
7. THE HISTORY OF APPRAISAL DATA - THE ANALOGUE BLOG
The Analogue Blog is written by George Dell. George is a real estate appraiser and educator. His blog is written to appraisers about appraising. It is very informative and educational. If you want to know more about statistical data analysis and its usefulness in appraising, you will want to sign up for his weekly blog. This particular post discusses the history of appraisal data and how it has changed. His blog is always challenging appraisers in how they think and how we can best use the data and analytics available to us.
8. SO YOU QUALIFY FOR A PIW... NOW WHAT? - ASPEN APPRAISAL SERVICES BLOG
Jamie Owen is a real estate appraiser in Northeast Ohio for Aspen Appraisal Services. This post is written to homeowners and home buyers. It also addresses Fannie Mae and Freddie Mac's PIWs- Property Inspection Waivers. As stated before, the PIWs waive the appraisal for a loan in certain situations for both refinance and purchase loans. This post provides great information for consumers of appraisals services that may really want to reconsider using a PIW even if they qualify for it.
9. CAN AN ADDITION TO A MANUFACTURED HOME BE INCLUDED IN THE LIVING AREA? - DW SLATER COMPANY APPRAISAL BLOG
This post from this blog was our most read blog of 2017. We had a question about whether or not an addition to a manufactured home can be included in the gross living area in an appraisal. The answer is not a simple yes or no as many times in real estate appraising our answer to questions is, "it depends". We also included other important information to know when you are considering buying or selling a manufactured homes.

Bryan Lynch writes the Advantage Appraisal Blog. He has written a great post about how important it can be to discuss comparable sales with realtors. So many believe that we can't talk and although we don't discuss value opinions and assignment results it is definitely beneficial for discussions such as additional information about comparable sales. Bryan Lynch is an appraiser in California. He has a monthly blog that is an informative and enjoyable read.
