The median sale price for all four counties is up from last month, with the exception of Tarrant County. You can see that all four counties peaked during the months of May-July. All four counties are up from the same time last year as the demand for housing in this area continues to push prices higher.

When looking at the price per square foot data, you can see that Collin County currently has the highest price per square foot at $134. Median price per sq.ft. levels changed very little from the month before but all four counties have increased from the same time last year reflecting the high demand for housing in these counties.

When looking at the inventory levels, we thought it was interesting to look at a 10 year history. Inventory is increasing in both Denton and Collin county from the same time last year as we have seen an increase in new construction in those areas. You can see where inventory levels were at the highest levels in 2010 and 2011. Although there has been a recent increase in the supply in Denton and Collin counties, it has not yet lead to a decrease in home prices as the demand is still much greater than the supply for the DFW area.

The last look at our markets was of volume, the number of sales. It is typical for the number of sales to decrease in the months of September and October. You can see this is a seasonal market trend. The number of sales in October decreased from the month before in all four counties. The year over year stats shows slight increases in Denton and Collin counties and slight decreases in Dallas and Tarrant Counties. We will continue to watch the markets and report the trends we are seeing in our monthly newsletters.
