Happy Halloween! It's that time of year when the pumpkins are carved, costumes are picked, and candy treats are ready! Do you have favorite Halloween or Fall traditions?
Typically our markets do cool some this time of year. When looking at the real estate market for Denton, Collin, Dallas and Tarrant Counties we do see those cooling trends but we are still seeing overall year over year trends up.

You can see that from the chart that the median sale price in all four counties has decreased from the month before however, the markets are still up (6% to 9.9%) from the same time last year. The continued upward trend can be attributed to the low supply and high demand with the population growth in North Texas.

The median price per square foot is showing similar trends as the median sale price. There has been greater fluctuations in the median sale price per square foot in the Dallas County. Again although down from the prior month, the median price per square foot is up in all four counties.

As mentioned, inventories continue to be low however the supply of homes in Denton, Collin, and Dallas counties have increased from the same time last year. This might be a sign of an overall cooling of the market. We have seen many new subdivisions and homes built in Collin county which have impacted the supplies. Only Tarrant county is showing less inventory than the same time last year.
