Happy Memorial Day Weekend!  We wish you all an enjoyable weekend, whether you will be grilling, poolside, camping or just spending time with family and friends.   We do want to take some time to remember and honor those who have served in our military and lost their lives for our freedoms.   

Here is a look at the markets of Denton, Collin, Cooke and Grayson counties.  All four counties are located north of Dallas and Fort Worth, TX.  Denton and Collin County continue their strong upward trends.   This trend is not surprising due to the continued growth we are seeing in population. The US Census Bureau just reported that Frisco which is located in both Collin and Denton County was the #2 fasting growing city in the US and McKinney located in Collin County is the #3 fasting growing city in the US.  



The median sales price for Denton, Collin and Grayson County are all up YoY. Cooke County has only a slight decline of 2.6% from the same time last year.  This graph depicts the trends for the past 10 years. Each data point is 12 months of activity

When looking at the sale volume, Denton County is flat have the exact same number of sales as the month of April 2016. Collin and Cooke County have increases YoY and Grayson County shows a decline in the number of sales YoY.

The inventory for all four counties is less than 6 months.  Denton and Collin counties both have 2.1 months supply of inventory.  This is an increase from the same time last year for Collin County. Cooke and Grayson counties are our more rural market areas but they have both been on a steady decline in the available supply of sales on the market.
