It has been a very busy April as Spring is in full swing with flowers blooming and homes selling! Price appreciation and inventory are still the main takeways in our markets, especially in Denton and Collin Counties. Here are our monthly market updates per county:
The median sales price have continued increasing in all counties with the exception of Cooke County. For this analysis each data point is a 12 months of activity.

This is a look at the volume of sale activity for the month of March. The total number of sales for Collin and Grayson both increased from the same time last year. Denton and Cooke County both show slight decline from the same time last year.

The inventory continues to be at low levels compared to 5 years ago. Denton and Collin county show a slight increase from the same time last year but both are still at 2 months which is a low supply of homes available on the market.

Marketing times often relate to inventory. Typically the low supply and high demand lead to short marketing times. The market times for all four counties are lower than they were the same time last year, with the median number of days of the market for Denton and Collin Counties at 14 and 15 days, respectively.
