Denton, TX is approximately 30 minutes northwest of
Dallas, 35 minutes northeast Ft. Worth
and 35 minutes north of
the
DFW International Airport. Denton is the county seat of Denton County. Per 2010 US Census data showed a population of 113,383 making it the 27th most populated city in Texas and the 11th largest city in the DFW area.

median sale price in Denton for the past 10 years. The trend line shows a steady increase in the
median sale price. There is a 20% increase in the median sale price from 2005 to current. The only exception to the trending increase was from 2010 to 2011 which declined from $139,000 to $136,000.

days on the market for each year.
Longer marketing times typically occur when markets are slower thus the
median number of days is higher. In this
analysis the number of days on the market trendline is decreasing which shows a
strong market. The number of days on
the market for 2015 is higher which may show signs of a slowing however most
often this is due to seasonal fluctuations as homes do not sell as often during
the winter.

of foreclosure sales in Denton for the past year. The height of foreclosure
sales in Denton was 2010 at 174 sales. The number of sales has declined significantly
in 2014 and there is only one sale in the database for 2015. This coincides with the other trends which
show strong growth for the housing market in Denton.
The market for the city of Denton is strong and the trends
have been positive with increase in sale prices, along with a decrease in
foreclosure sales and decreases in number days on the market.
