Number of Foreclosures Down- Denton, Cooke, Grayson, & Collin Counties

The national news has been reporting that foreclosures sales at their lowest levels since Q1 2011. What are the numbers for our local area?  

 At the DW Slater Company, we analyze markets and we also appraise REO (Real Estate Owned) properties and short sales.  We have seen a decrease in the number of REO/Short Sale requests so we thought an analysis of the market would be in order.  We took a look at the four main counties that we cover, Collin, Cooke, Denton, and Grayson. This is not an in depth study but we basically looked at the total number of REO sales within the past five years.  Here is what we found: 

Collin County 

This data comes from the North Texas Real Estate Info Systems (NTREIS) MLS Database.  This chart shows the number of REO/Short Sales that sold each year. Collin County has 1,790 REO sales in 2009. This was the highest level in the past five years. So far in 2014 there have only been 330.  There is a dramatic decrease with the last two years with the largest decline.  This is a decrease of 82% from 2009 to current. 

Cooke County
Cooke County reached its highest level of foreclosures in 2010 with 78 sales. Currently 2014 is the lowest level with the current number of foreclosure sales at 32.   This is a decrease of 59% from its highest levels. 

Denton County

Denton County did not peak until 2011 which its highest number at 1,513 sales.  The current number of sales in 2014 is 413.  This is a decrease of 73% from its highest levels. 

Grayson County


Grayson County looks much different than the other counties as it levels have remained at similar levels and the highest level was last year with 266 sales.  The number of sales so far in 2014 has been much lower at 161.  This is a decrease of 39% from last year. 
  
Conclusions: 

  •  All four counties have experienced decline in 2014 in the number of foreclosure sales.  Collin County has had the largest decline at 82%, followed by Denton County at 72%, Cooke County at 59% and finally Grayson County at 39% 
  • Collin and Denton are more populated thus there are a larger number of sales available for analysis. 
  • Each county peaked at different years.  Denton-2011; Collin- 2009;Cooke-2010; Grayson-2013
  • For 2014 the percentage of REO Sales  is low for all four counties.  For Collin County only 3% of all sales were REO sales; Cooke County 9% of all sales were REO sales; Denton County 4% of all sales were REO sales; Grayson County 13% of all sales were REO sales. 
  • Collin and Denton counties have the largest levels of decline with Cooke and Grayson experiencing a decline but not at the same levels. 

We have definitely experienced the decrease in foreclosure sales that is occurring nationwide. Interest rates are currently below 4% so if homeowners could not refinance earlier because of lower market values now may be a good time to check your particular market to see if the value of your home has increased.
